Additional Terms and Conditions

  • Homeowner agrees to give reasonable access to the house to the contractor to allow the project to operate on time and smoothly. Contractor agrees to work with homeowner to ensure a minimal disruption in home owner day to day routine as possible. Access restrictions, times or days should be stated and noted prior to project start on Attachment IV.
  • Access to the jobsite will be supplied by a key provided by home owner. The key will be kept onsite in a realty style lockbox provided by contractor.  Homeowner will be given the lockbox combo.
  • Adequate space for materials & tool storage must be provided, along with space for a dumpster, porta potty if project requires one. Some materials require climate storage contractor and homeowner agree to work together to achieve this taking into consideration each party convince and inconveniences.
  • In the event of unforeseeable damages and additional damages beyond scope we will notify the homeowner in writing with pictures and assist in the resolution of the issue this includes but is not limited to insect and water damages, incorrect/faulty plumbing or wiring, mold, asbestos, lead paint, so forth and so on.
  • All changes, requests, and additions of work both foreseen and unforeseen during a project made by either party verbally should be agreed too also in writing.
  • Homeowner has agreed to the use of a bathroom for contractor and subcontractors during the timeline of this project. Or agrees to the cost of a porta-potty during the entire project.
  • Contractor will have control of thermostat on HVAC during course of project. Some products will require the house to be set at a constant temperature and humidity for installation.
  • Contractor will have use of homeowner’s power during the project to operate saws, tools, fans, lights etc…
  • Contractor will keep homeowner contributions of power and water in mind during project ensuring the lights are off and house is locked and no water is left on when nobody is working.
  • Contractor will in a best effort keep outages of water and power to a minimum during course of the project and notify customers when possible of expected outages.
  • Contractor agrees to use floor protection, plastics, and other preventative measures where possible to prevent dust from spreading and damage to access corridors. Homeowner agrees to remove valuables and breakables from said corridors and adjacent work areas as well as all furniture and products from the room under construction. Contractor and homeowner will work together in a best effort to prevent damages and both should discuss the possibility of damages cause during the construction process and be aware of the risks.
  • At end of the project contractor agrees to clean the project area as well as access corridors but does not agree to clean adjacent rooms or the entire house.
  • Contractor agrees to make all attempts to create minimal disturbance on yard and grasses but is not liable for additional wear and tear created by access traffic and construction unless previously agreed to in the scope of work.
  • Homeowner give permission to contractor to use pictures and video of before and after relating to the project in contractor’s portfolio, social media, and website.
  • Contractor agrees to warranty labor and craftsmanship for 6 months after the completion of the project. Products, appliances, and materials carry manufactures warranty. Labor and craftsmanship warranty can be voided by negligence and/or acts of nature that are outside contractor’s control. Contractor agrees to make any repairs within a reasonable and timely manner.
  • Any other concerns or terms needed outside the above listed can be agreed to on the Attachment IV Additional Terms and Agreements.
  • Contractor agrees to keep an open line of communication to homeowner throughout his entire project within reason and provide updates in the homeowners preferred media (phone, text, email) at intervals agreed to and stated on Attachment IV.

Timeline & Schedule
We do our best to keep projects on time but due to unforeseen or uncontrollable factors like weather and vendor shipping we are not always able to meet these timelines. Our timelines are based on our years of expertise doing this and take into account as many of the known factors and educated guesses as possible. 

Notice and customers rights
Homeowner has the right to request lien waivers upon completion of each phase of work before making the next payment. Homeowner must notify contractor at the signing of this contract if they wish to receive these notices throughout their project.

Permitting may not always be required when a permit is pulled we will supply copies of the permit as well as the inspection when requested by home owner for their records. Permits outside of the scope or that are brought into question during unforeseen instances in a project will be pulled at the cost of the homeowner.
